Too many Realtors out there tell you what you wish to hear in order to obtain the listing agreement. This wastes valuable time, sets false expectations and at the end could be very costly – to you. Once the listing is signed that’s when the gamesmanship begins in constantly asking you to reduce your home’s asking price as it was inflated to begin with. This not only costs you valuable time and money, but often creates a desperate sense to potential home buyers, and opens the doors to significant low-ball offers. Pricing is one of the most critical elements in selling your home. I believe this is more of an art then a science. I will spend countless hours analyzing data, contacting agents of recent comparable transactions as well as agents with similar homes going into contract. This gives me a very solid understanding of the current market threshold and also far more comprehensive then your average Comparable Market Analysis, which relies only on sold data and no selling agent feedback. In doing this, I as your Realtor will inform you of this very exclusive information which will allow us to formulate a better marketing plan in moving forward.

During the negotiation process I will always inform you of what my suggestions are for the appropriate situation. I have over 30+ years of experience and have been involved at the negotiation table in hundreds of transactions. I’ve encountered some situations, which most people could not even begin to fathom.
